If you are committed to selling your home yourself, welcome! We are committed to the concept of a pure For Sale by Owner (FSBO) website and business. We provide advertising services to help those selling or buying a home on their own. It is an invaluable opportunity for buyers and sellers, both locally and from around the world, to connect over the Internet.

SERVICE
Our one-time $249 fee includes up to six months listing time (continuous only) on the site and the use of our sturdy and attractive For Sale By Owner yard sign. We are not an agent for either the buyer or seller and aside from our initial fee, we receive nothing in payment from either buyer or seller. We are here simply to assist in the FSBO process by offering for sale by owner sellers in Lee’s Summit and surrounding areas an Internet-based system for advertising their own homes.

• Once the listing term expires, LS FSBO has the right to remove the listing from the website and remove the sign from the property. If you wish to continue listing after six months, you may contact us to keep your listing for an additional $1 payable at the end of your listing period for a three month extension.
• Your listing term expires when your property sale closes, you take your property off the market, list it with a real estate agent or broker, or reach six months, whichever occurs first. You agree to notify LS FSBO immediately when any of these events occur.
• No refunds are given, due to all expenses being incurred during the first week of a new listing.
• You agree not to list your property with an agent while being listed with LS FSBO. We must do this in order to maintain the quality of information that we have on our website. Buyers must be confident that they are truly buying directly from the owner of the property. If you decide to use a real estate agent, you agree to tell LS FSBO, and we will remove the yard sign and listing from the website without refund.
• The home seller is responsible for the accuracy of their listing. Those knowingly misrepresenting their property will be asked to correct the inaccuracy. Refusal to do so may result in termination of your listing.
• Service is for one property only and may not be transferred to another property.
• No warranty of any kind is implied or provided.
• Any user submitting a bad check or credit card will be charged a fee of $50 and may be unable to access LS FSBO’s website in the future.

SIGNS

• Yard signs and brochure boxes remain the sole property of LS FSBO. The seller is responsible for the condition of the sign. If the sign is not returned to us within seven days of the end of the agreement or has been stolen, lost, or damaged beyond normal wear and tear, the seller agrees to pay $100 to LS FSBO.
• LS FSBO does not accept responsibility for accidental injury involving the yard sign or its placement. If you want your sign placed in a specific place, please tell us in advance. Mark the location, free of underground utilities, where you want us to place your yard sign. Call Diggers Hotline 1-800-344-7483 to mark underground utilities.
• We will put the listing on our website as soon as we receive payment and most signs are installed within five business days.
• Unless expressly directed not to do so in writing, LS FSBO may advertise your listing on other websites, newspapers, or other print media for the purpose to advertise your house or our service.
• We do not install or deliver signs for properties outside of Jackson and surrounding counties – those outside this range may contact us, info@lsfsbo.com, regarding use of a yard sign which would involve a deposit, self pick up, and self installation.
• You are responsible for notifying us of the changes in the status of your property.
