SELLERS: PREPARING YOUR HOME FOR SALE

  1. HOME SHOULD LOOK INVITING, NOT USED. Super clean bathrooms and kitchens are a must. Use a hotel room as a model, fresh towels, candles, bright lighting, impeccably made beds, fresh caulking in the bathtub, no clutter.

  2. FIRST IMPRESSIONS ARE IMPORTANT. Make sure your buyer has a positive experience from the moment they drive in to your driveway. Keep lawns neatly manicured, freshly paint your porch and front door, make sure your lawn and front porch are free of leaves and debris, shine your windows.

  3. PACK AWAY EXTRANEOUS FURNITURE AND DECORATIONS. Clutter can make a home look much smaller than it is, overcrowded mantels, cabinets, walls, counters, floors, and closets can make even the largest home look small and make it difficult for the buyer to picture him/herself having their own things there.

  4. CREATE AN INVITING ENVIRONMENT. Every light in the house should be on when you are showing your home, replace light bulbs inside and out, shine your woodwork, clean light fixtures and ceiling fan blades, make sure walls and floors are clean, make sure there are no strong food smells in the kitchen.

  5. PAY ATTENTION TO SMALL DETAILS. A sugar cookie candle burning in the kitchen, toilet paper folded into a point in the bathroom, fresh flowers, and a set table in the dining room.

  6. AVOID PLAYING MUSIC. While music is soothing, if it is a type of music the buyer does not like, it can distract from the calm and positive atmosphere you’ve created in your home.

  7. MAKE REPAIRS BEFORE SELLING. Leaky faucets, old caulking, holes in walls, loose carpet, doors that stick, etc. can be the difference between the buyer feeling that the house is in move-in condition or the house will require a lot of repairs.

  8. PROVIDE MINIMAL DISTRACTION. Prospective buyers are interested in forming their own opinions about your home without a long sales pitch or a lot of distractions from the seller. Give the buyer a short introduction to your home, show them around and then let them feel free to explore and ask questions.

  9. PETS. Keep pets out of sight during a showing.

  10.  USE YOUR EXISTING CONTRACT AS A GUIDE for filling out the new contract. The legal property descriptions, square footage, and other useful information is already available on your existing contract and will make it easy for you to fill out the new contract.
