Q. What type of service is LS FSBO?
A. LS FSBO is strictly an advertising service for homeowners choosing to sell their properties by owner.
Q. What is the cost of this service?
A. The cost for a three month listing (continuous only) is $249. A fraction of the cost of a realtor’s services.
Q. What is included in with my subscription?
A. You will be able to list your property with up to seven pictures and a detailed description of your home which you can update 24 hours a day, printable brochures, and an email contact form that potential buyers can use to contact you to schedule a showing and provide helpful feedback about your property, you will be able to use our professional yard sign, directional signs, and brochure box. Q. How long is my subscription good for?
A. You will be able to have your home listed with LS FSBO until your home sells, you decide to take it off the market, or you decide to list your home with a real estate agent, whichever comes first. The initial listing term is three months and you may renew the subscription for $1 for another three months.
Q. Do I have to contact you to make changes to my online listing?
A. Absolutely not, you have complete control over your listing and can make changes/updates to it at any time.
Q. Do you provide realtor services?
A. We are not realtors, nor are we affiliated with any real estate company. We are strictly an advertising service for FSBO.
Q. Do I get to keep the yard signs?
A. No. The signs are the sole property of LS FSBO. The homeowner is required to notify LS FSBO by email or phone within five days of their subscription expiring, selling their home, or listing with a realtor (whichever comes first) so that our staff can pick up the sign.
Q. What happens if I do not return the sign?
A. As stated in the agreement when you sign up for LS FSBO any yard sign that is not returned or is damaged beyond the normal wear and tear is subject to a $100 charge.
Q. If I have questions about selling FSBO, where can I go?

Q. Are bulk discounts available?
A. Yes bulk discounts are available for multiple listings by one owner. Please call or email us at info@lsfsbo.com us for pricing.
Q. What if I don’t have a digital camera, will you upload the pictures for me?
A. Yes, we will scan and upload the pictures for you, you may send them by mail or give them to us when we deliver the sign.
Q. How long does it take to list my home?
A. If paying by credit card, you may create your listing and upload your pictures and description instantly. If paying by check it will take up to five business days once we receive the check in the mail.
Q. I have had a number of real estate agents contact me. What should I do?
A. Be prepared for calls from local agents trying to convince you that you need to list your house with them or to show it to a possible buyer. Just be cautious. One way to avoid confusion is to have your real estate attorney draw up a one time only open-listing agreement. This document should clearly state that you don’t have an exclusive agreement with the agent but that you are willing to pay a fee if the house is sold to a specific buyer that the agent is referring to you. This fee is negotiable and should be included in the agreement.
Q. Can I simultaneously list my property with a real estate agent?
A. No, if you decide to list with a real estate agent please notify us immediately. Send an email to info@lsfsbo.com and we will come out and pick up our signs without a refund.
Q. My house has sold, how do I remove it from the site?
A. Simply login and change your listing status to sold. Alternatively you can also email info@lsfsbo.com and we will remove the listing for you and pickup the sign. Please make sure that all signs are available in your yard for pickup.
